Resumo(s): | Em Portugal existe um grande potencial para a reabilitação de edifícios. Os edifícios antigos,
especialmente os localizados nos centros históricos, apresentam-se muito degradados devido ao
seu abandono. Este facto tem como origem vários fatores, destacando-se a abundância de oferta
de construção nova e ao congelamento das rendas a que o mercado do arrendamento esteve
sujeito nas últimas décadas.
Portugal apresenta-se como um dos países da Europa com menor investimento na reabilitação de
imóveis. Nos últimos anos, tem-se verificado um ligeiro aumento devido ao declínio do
investimento da construção nova e à consciência da necessidade de reabilitar o património
construído. Porém, persistem perto de um milhão de imóveis com necessidade de intervenção,
constituindo um mercado com enorme potencial para as empresas de construção.
Nos últimos anos, com a evolução do contexto socioeconómico, observou-se ainda um aumento
do consumo de energia nos edifícios. Com vista à redução dos gastos energéticos, a União
Europeia tem vindo a publicar diferentes documentos, como por exemplo as Diretivas EPBD de
2001 e 2010, sendo a última transposta para o contexto legal nacional pelos regulamentos REH
e RECS.
Atendendo que grande parte do parque habitacional é anterior à publicação da primeira
regulamentação térmica, a reabilitação de edifícios apresenta-se com grande potencial para a
redução do consumo energético, se forem adotadas medidas com vista ao aumento da
sustentabilidade do edificado com necessidades de intervenção.
No presente trabalho estudaram-se diferentes cenários (básica, energética e sustentável) para a
reabilitação de dez edifícios localizados no centro histórico de Braga, assentes na utilização de
técnicas e metodologias adequadas à satisfação de cada um dos níveis de desempenho
pretendidos. Os cenários serão comparados numa perspetiva energética, económica e de
sustentabilidade.
Para cada cenário de reabilitação foi estudado o comportamento térmico segundo o REH, e o
nível de sustentabilidade foi avaliado através da metodologia SBToolPT-H. In Portugal there is great potential for the rehabilitation of buildings. Old buildings, especially those located in the historic centres, are on decay due to the abandonment. This abandonment comes from several factors, including the abundance of the offer of new construction and the freezing of rents that the rental market has been subjected in recent decades. Portugal is one of Europe's countries with less investment in the rehabilitation of buildings. In recent years, there has been a slight increase due to the decline of investment in new construction and due to the awareness of the need to rehabilitate the built heritage. However, there are still close to a million buildings in need of intervention, constituting a market with huge potential for construction companies. In recent years, with the evolution of the socioeconomic context, there was an increase in energy consumption in buildings. To reduce energy costs, the European Union has been publishing different documents, like the directives EPBD of 2001 and 2010, being the last one transposed for national legal context by REH and RECS regulations. Given that much of the housing stock is prior to the publication of the first thermal regulation, rehabilitation of buildings is presented with great potential for reducing energy consumption, if adopted measures in order to increase the sustainability of the building with needs of intervention. In this work different scenarios (basic, energetic and sustainable) for the rehabilitation of ten buildings were studied. These buildings are located in the historic centre of Braga, and the considered scenarios were based on the use of appropriate building technologies and methodologies to satisfy each of the intended performance levels. The scenarios are compared in an energetic, economic and sustainable perspective. For each rehabilitation scenario, the thermal performance was studied using the REH methodology and the level of sustainability was evaluated by the SBToolPT-H methodology. |
